  how much of the bay is a idle speed zone

  Be aware of Callaway props. Some very nice water fronts.  There have been a lot of probs with foundations cracking.
  

  The story is a developer came in there and never removed the debris and just buried it. Now the grounds have been caving in. Their politics really suck as well as their infrastructure but I've seen some nice waterfront homes. 
  

  As far as manatee / wake zones... that could happen in the future but once you hit the bay you're good!  Pretty much the last of the inhabited forgotten coast.

  actually the home I’ve been looking at was built in the 60’s
  so I guessing that your referring to newer homes.  Do u live in the area. I’m just trying to get as much info of the surrounding areas as I can..
