A Question about Trop Storm/Hurricane tidal 'surge' SLI

Okay, so we're starting to look as homes in the greater Stuart SLI area and we've notice a few things.

Some houses on the water seem to be very close/low to the ICW, etc.

No houses on stilts/pilings (like some in the Keys that are also close to open water)

Lots of pools and patios with screens so are bugs a big issue?

Is there something about the SLI and the Indian River/ICW where storm surge ends up not being a big issue?

Any and all input from you long time locals would be great for us to know about......... before we buy!

    Check the FEMA surge map for the area you are looking. Look on Martin County website.

    Screen pools to keep leaves, bugs, small critters out. No-see-ums may be a problem

    real quick take on surge is you will be looking at about 6 foot...get finish floor elevation for the house you intend.
    then flood insurance

    A good real estate agent like Captain Dave (boat name "Negotiator"), 954-560-5058 could assist you with your home search with great local knowledge on and off the water. He will guide you and ensure you are protected. Pools in Florida must be enclosed either by fence or screen, personal preference, although screened pools remain cleaner from leaves and debris, We don't have the mosquito / no seeum problem as bad as in the keys. I've never experienced them, cool weather and breeze keeps them at bay. Good luck in your home search, you won't regret it, I love the treasure coast, moved up from Pembroke Pines Full time two years ago and commuted on weekends for ten years. It's Paradise!

    I'm in the Hobe Sound area on the inter coastal and the NO-See-Ums are miserable. My friend lives up near the SLI on the water but since he always has a breeze coming from the inlet I have never had an issue with them there. If you are protected by the wind, then they are out in full force every night, but the more breeze you can find the less of an issue they are. Some of my friends have electric screens that will go up or down with a push of a button, so during the day they can enjoy the view, but once 5pm hits they will put the screens down. Definitely a pricier option, but it seems to be the best.

    worked for 1 day trimming a house east of Gomez in 1968......no see ums so bad you could not work in a closet..nothing has changed.

    We have a place in the Keys (soon to be For Sale) but it's oceanside and bugs are not an issue at all. My buddy on the bayside, the no-see-ums are bad at sunrise and sunset. We have a non-screened, open pool area with no fences as many others do.

    Our tiny Lauderdale house actually does have retractable screens! We had them built in when the new patio was built and they are awesome! The Forum's own Plastered2850 did the custom stucco work on that patio and his guys do GREAT work!

    I was just wondering if there is something about the SLI itself, or just inside of it that makes a large tidal surge during a storm, a non-issue.

    We see homes on the east side of Sewall's Point that are just inside the Inlet yet the homes and their seawalls aren't very high. Looooong docks for the shallow water, we get that..... Not that we are buying there, but it just set the light bulb off in my head.....:huh

    Not sure if this is correct but I was told the closer you are to deep water the less Tidal surge there is the further north you go the surge is worse as in NJ or NY where you have 100+ miles to the Continental shelf

    Hey Gary. There are certain areas of Sewall's Point that do get flooding during major storms, so we'll need to talk about that some in our next conversation. The town is working on a plan to tackle some drainage issues on S Sewall's Point Road itself towards the southeast end where Marguerita Rd and S Sewall's Point Rd intersect. It's close to the entrance to Island Road that you're speaking of. Just a heads up!

    There's a home I was about to put under contract on that corner for a client until we discovered the drainage issue that they say they are working on correcting.

    That said, most of Sewall's Point has a nice high elevation and it's an incredibly beautiful community.

    Fort Pierce has some excellent deals and the beach is beautiful. Crime is a problem west of Rt. 1 though.

    I live on Willoughby Creek, about 2 miles to the inlet. This is a well protected body of water. Storm surge has not been an issue here. There are some circumstances for this favorable condition. I have a pool that is screened in. This does a very good job keeping leaves and critters from entering the pool/pool deck. We have good elevation here (11'-13') from mean high water and no steps to get to the boat/dock. Those with local knowledge bring their boats into our creek during a hurricane if they have availability to a dock. I know folks who have lived on this creek for many years and have reported no boats were lost during storms. Bugs are not bad here. No-see-ums are a minor nuisance during certain times of the year (warm & wet), however, only for about 20 minutes at dusk. In Manatee Pocket, water can't readily escape and stacks up far into the pocket and has caused minor flooding issues during a significant hurricane. I think this is a unique area for a boater. I can be sail fishing in about 25 minutes from the time I leave my dock.

    Some great info.......

    We've been lucky enough to have bought two homes on the water so we know what we like and want. The greater Stuart area has more to offer with the wide variety of creeks, pockets, rivers, the ICW as well as the standard canals. That's part of what we like about the Stuart area.......

    An easy shot back to da Bahamas too! :fishing
