if you are thinking about re-sodding
choose empire zoysia
it may be too late in the season for you to do this
but I did 2 years ago in July and I cannot describe to
you how happy I am with this grass. It is thick, smooth,
and like a freakin carpet. It is a thirsty turf but incredibly
pretty. It's like a golf course fairway.

I am happy with the look. Captiva is a dwarf St Augustine -- seems tighter. More compact and smaller leaf and green!!! it is so green it doesn't look real. Already I have the greenest yard in the neighborhood. Feels great to walk on barefoot .
Supposedly chinch bug resistant. Also once established can handle drought better than other St. Augustine.
I'll be interested to see its evolution but the start is extraordinary.
drawbacks:
Dog pee kills it. This has been our major problem. Bigger problem with female dogs.
got some weeds in it, mainly where dog pee killed it, and the weeds take over faster than the grass can grow back.
It does go dormant in the winter, like all of them, so it is not quite as green. bright green comes right back in spring.
I would do it again. And I would put it in the front if I needed to re sod the entire thing.
I have noticed that dog pee does kill it. But it grows back pretty quickly.

"No matter the size of the fish, you can only put a bite size peice in your mouth."
That's about a third of the total backyard. I
didn't want to do all the backyard in case it
did not take well. It took well and over the next
five years I will do the rest of the back yard.
I think I paid $190 per pallet.

I have noticed with my zoysia that if I cut the
adjacent / bordering st. augustine down real low (scalp it) then
the zoysia moves into it and overtakes it quickly
Plugs? if so how far apart and what was the cost of the plugs. Source?
