Asking for input from the group of people who are most likely to use it for what it was intended makes sense to me.
I agree with MGD that "Boca's Boat Ramp under siege" is a bit over the top.

If they are planning to build a restaurant there, they should develop it's parking lot to include the area under the bridge, to connect to the Park. Designate a certain percentage of the spots for "restaurant-only" and let the others be open. Silver Palm would actually gain car parking spots (vs trailer-only). There are actually NO long-term car parking spaces at the Park. Only 2-hour parking at the face dock. Yes, there is an area for parking under the bridge, but those are technically not parking spots.

As is evidenced by the attached conceptual site plans, (no plans attached yet) Bricktop's proposes that all of the parcels constituting the park be combined as one seamless consolidated park, with each component parcel to be at even grade. Right now, I'm seeing about 21 paved trailer spots, and about a dozen on the grass. Total ~33
There are 12 paved spots for cars, with room for about 20 more under the bridge. Total ~32
With the new plan, there could potentially be 43 (all paved) trailer spots, and 105 for cars.
That's an additional 10 trailer spots, and 73 more car spots than exist right now.
I don't see the plans for the north side of the property, but there's gotta be parking on the north side too, right? When the Wildflower existed, there were somewhere around 160 parking spots. Even if they build a restaurant twice the size of Wildflower, parking on the north side would only reduce to about 140 spots... plus the 105 added on the south side to handle restaurant overflow and ramp visitors. That's 245 car spots available... more than ever existed, for the two properties. Also keep in mind that peak demand for parking at the ramp is typically mid-morning to mid-afternoon, whereas the restaurant would have their peak parking demand in the evening.
So, what's the big problem, BigT? Am I missing a key part of this equation?

If your numbers are right (not that I doubt it) that isn't bad. Agree that the dock needs to be full.
But they take away my favorite parking spot under that tree across from the current bathrooms :-(
I do have some concern though about traffic flow with the car spots so close to where we have to pull around for the ramp.

Very little free time. It only took about 10 minutes do do the overlay images. I used to create siteplans for communities (for advertising purposes) based on a combination of architectural drawings and satellite/aerial photos. So this kind of stuff is relatively easy for me. Bricktop's layout does look a bit cramped. I could probably design something better without losing too many spots, and adding more trailer convenience (wash area). Why do they need to move the pooper? Relocating it into the parking area just wastes space. If they want it moved, push it up under the bridge. I agree with the "****" about the "water feature". Why? As far as I'm concerned, the ICW is the water feature! A water feature would just become a transients' bathtub. Maybe they could pump saltwater from the ICW so we could use it for live bait storage! hahaha Oh, and they better keep the cleaning tables.
I'd like to see the entire siteplan, but I'm okay with what I see here as an initial proposal.
